Manager, Property Accounting | Calgary

Position Summary |
This position will report directly to the Controller, Property Accounting and work closely with both our accounting team and our Property Management team. The Manager, Property Accounting, is responsible for overseeing all accounting activities related to the organization's property portfolio. This role involves managing a team of property accountants, ensuring accurate financial reporting, and coordinating with various stakeholders to ensure timely completion of financial statements, budgets, and forecasts.

Regular work hours are Monday to Friday 8:00 am to 4:30 pm.

Key Responsibilities:​​

Manage a team of property accountants and provide guidance on day-to-day accounting activities

Assist Controller with the review, in a collaborative manner with the Property Accountants, to ensure complete and accurate financial reporting for assigned portfolios

Responsible for implementing accounting policies and procedures, identifying and resolving accounting issues, and ensuring compliance with applicable regulations and industry standards

Oversee the preparation of all monthly financial statements for a portfolio of commercial properties, including working papers, cash flow statements and continuity schedules

Coordinate with property managers, asset managers, and other stakeholders to ensure accurate and timely financial reporting.

Identify and resolve accounting issues and discrepancies, and communicate with stakeholders as needed

Review balance sheet and income statement accounts

Review and approval of monthly Rent Rolls

Review and approval of monthly bank reconciliations and related adjusting entries
-
Review and approval of monthly GST reconciliations
-
Review of monthly and year-end recovery schedules, including annual tenant invoices
-
Collaborate with the property & asset management team to prepare the detailed property operating budget, and reforecasts.

Assistance in financial due diligence on proposed new acquisitions

Review of year-end working paper files for audit purposes

Develop and maintain relationships with external auditors, tax advisors, and other service providers as needed

Assist with responding to tenant concerns, issues and requests for information

Review lease input information into Yardi for accuracy and activation of leases
-
Ensure compliance with applicable regulations and industry standards, including International Financial Reporting Standards (IFRS)

Special and ad hoc projects as needed to support business needs

Qualifications |​
-
Completion of a recognized accounting designation (CPA)
-
Minimum seven (7) years of progressively increased property accounting experience in commercial real estate

Ability to work successfully within a team environment and independently

Excellent organizational, time management and communication skills
-
Intermediate to advanced working knowledge of MS Excel

Strong analytical skills
-
Excellent accuracy and attention to detail
-
Maintain highest standard of work ethics and trustworthiness
-
Proficient in Yardi software would be considered an asset
-
Successful City of Calgary Police Information/Criminal Record Check
